Newbury Park buyers are working with two very different housing layers: 1960s-1980s tract subdivisions from the area's early growth, and Dos Vientos Ranch, a roughly 2,300-acre, 25-plus-neighborhood master-planned area approved in 1988 that's still adding phases today. Gate status varies block to block, not community-wide: Rancho Conejo Village is a genuinely gated, 900-plus-home community with two guarded entrances, while most of Dos Vientos's sub-neighborhoods and the rest of Newbury Park are ungated. Schools run through Conejo Valley Unified, whose district office actually sits in Newbury Park; a specific address still needs a boundary check since attendance lines don't follow neighborhood names. One quirk worth knowing: Newbury Park isn't its own city. Outside two small county-governed pockets, Casa Conejo and Ventu Park, it's part of Thousand Oaks, with no city hall of its own. Moving to Newbury Park

Newbury Park has no passenger rail stop of its own (the nearest Pacific Surfliner and Metrolink platforms sit in Camarillo, roughly 8 to 13 miles away, and Moorpark, roughly 11 to 15 miles away) so day-to-day travel runs on U.S. 101, the only freeway that touches the area. Heading east puts a driver on the same route toward the rest of Thousand Oaks, Westlake Village, and eventually the San Fernando Valley and Los Angeles, a trip of roughly 35 to 42 miles to downtown LA. Heading the other direction, 101 climbs the Conejo Grade, a four-mile, 7% ascent that crests around 841 feet before dropping into Camarillo, Oxnard, and Ventura, worth knowing for anyone commuting toward the coast rather than inland.

Yes. The Stagecoach Inn, originally built in 1876 as the Grand Union Hotel, was relocated in 1965 to its current address at 51 South Ventu Park Road when construction of U.S. 101 required its original site. It's designated Ventura County Landmark No. 30 and today operates as a museum run by the Conejo Valley Historical Society under an arrangement with the Conejo Recreation and Park District, which owns the site.
