Newbury Park, CA

Dos Vientos Ranch

Dos Vientos Ranch fills the westernmost part of Newbury Park with a master-planned community of roughly 2,300 to 2,360 homes at build-out, governed not by one master HOA but by separate associations, including the DV Ranch East and West Master Associations, each running its own section's open space, parks, and trails. The community backs directly onto COSCA's Dos Vientos Open Space, 1,203 acres of chaparral and coastal sage scrub with trail access points inside Dos Vientos itself, connecting toward Point Mugu State Park and the Los Robles Trail system. Dos Vientos Community Park, a 28-acre park dedicated in 2002, anchors organized youth sports with baseball and soccer fields and a community center. The Village at Dos Vientos Ranch, the neighborhood's one dedicated shopping and dining center, opened in 2008, went through a 2009 ownership default, and was rebranded and expanded to roughly 50,000 square feet in 2011, a single still-evolving hub rather than an established Main Street. The whole community sits inside the City of Thousand Oaks, built under Specific Plan No. 8 and 9, adopted by the city council on April 5, 1988, though grading and construction did not begin until 1997.

What defines it

The Housing Stock

Dos Vientos Ranch is Newbury Park's newest large-scale community, built out over decades under a single 1988 specific plan, with housing types and lot sizes varying by original phase, rather than one single, uniform tract product.

Frequently asked

Is Dos Vientos Ranch a single gated community?

No. There is no single master homeowners association covering Dos Vientos Ranch, separate associations, including DV Ranch East Master Association and Dos Vientos Ranch West Master Association, govern different sections, and no community-wide gate is confirmed. Gate status and dues should be confirmed at the specific sub-tract level.

Is Dos Vientos inside the City of Thousand Oaks?

Yes, entirely. It's its own city planning entity, Specific Plan No. 8 and 9, adopted by the Thousand Oaks City Council on April 5, 1988, with no unincorporated pocket inside it, unlike some other parts of Newbury Park.

What schools serve Dos Vientos?

Conejo Valley Unified School District. Sycamore Canyon School, at 4601 Via Rio, serves transitional kindergarten through grade 8. The district's high school boundary map places the area within the Newbury Park High School zone, though that map dates to 2012, so confirm any specific address against the district's current boundary tool. GreatSchools rates Sycamore Canyon 10 out of 10 as of a July 2026 fetch.

Is there shopping or dining inside Dos Vientos itself?

One center: The Village at Dos Vientos Ranch, rebranded and expanded to roughly 50,000 square feet in 2011. As of July 2026, Dos Vientos Local Table and Honey Cup Coffeehouse & Creamery are open there. Verify any specific business before relying on it, since the center's tenant roster has changed over time.

What trails and open space can residents reach directly?

COSCA's Dos Vientos Open Space, 1,203 acres of chaparral and coastal sage scrub, borders the community with trail access points inside Dos Vientos Ranch itself, including the Vista Del Mar, Powerline, El Cerro, Prickly Pear, and El Encanto trails. The open space connects onward toward Point Mugu State Park and the Los Robles Trail system.

How many homes are in Dos Vientos Ranch?

Roughly 2,300 to 2,360 at full build-out. The Specific Plan's own zoning section caps development at 2,343 dwelling units, while its air-quality section separately uses a figure of 2,350 homes, close, converging numbers rather than one single exact count.
