Active MLS residential listings in Camarillo. How this is calculated

Living in Camarillo

Camarillo is an incorporated city in Ventura County covering 19.86 square miles inside its limits. The number that matters more to buyers is the other one: the Camarillo postal delivery area runs roughly 75 square miles, nearly four times the city itself. A Camarillo mailing address is therefore not proof a property sits inside the city. The City specifically flags Santa Rosa Valley and parts of Las Posas Estates as places that may be unincorporated Ventura County despite a Camarillo address, and notes its limits do not consistently follow street lines. That determines who issues permits, who handles code questions, and which agency provides services, so confirm the parcel rather than trusting the postal city field.

Government is council-manager, with an elected City Council setting policy and appointing a city manager, currently organized across five council districts with the mayor and vice mayor chosen from the Council. The Census Bureau estimated the incorporated city at 68,652 residents as of July 1, 2025.

If you are buying with a project in mind, read the permit rules before you write the offer. The City requires a zone clearance and a building permit before work that erects, constructs, reconstructs, moves, converts or alters a building, and that includes houses and additions. Items owners often assume are exempt still require a zoning clearance, among them drought-tolerant landscaping, gas lines, air conditioners, window changes and patio covers. Residential development can also require a development allotment before a building permit is issued, depending on the proposal. A pre-application meeting can gather outside-agency comments, but it is not an approval.

For open space, Camarillo Grove Park sits at 6968 East Camarillo Springs Road across 24.5 acres, with a nature center, dog park, playground and picnic areas. Its trails split into an easier lower loop and an upper loop of more than a mile carrying roughly 600 feet of vertical. The city bikeway network limits access along flood-control channels and riverbeds, with stated exceptions at F Canyon, Calleguas Creek, the Conejo Grade Trails and Pleasant Valley Park. The Camarillo Ranch House has been a state-registered historic resource since February 20, 2003. One thing to keep straight: Camarillo is not a coastal jurisdiction, so treat any beach reference as regional driving distance rather than a local feature.

Is Leisure Village in Camarillo only for people 55 and older?

Yes. Leisure Village is a guard-gated, age-restricted 55+ community on more than 400 acres inside the city of Camarillo, with its own golf course, pool, and more than 60 resident clubs, per the community association's own site. It's a distinct product from Camarillo's family-oriented master-planned neighborhoods like Mission Oaks or Village at the Park.

What's the difference between Spanish Hills and Las Posas Estates?

Both are estate-caliber pockets in Camarillo's northwest hills built around private clubs, Spanish Hills around the Spanish Hills Golf and Country Club (a private club built in 1993), and Las Posas Estates around the Las Posas Country Club (established 1958), with Las Posas lots running from roughly 20,000 square feet up to several acres, many zoned for horses. Neither name sits cleanly on one side of the city/county line, county and city GIS maps show the jurisdiction boundary running through both areas, so buyers should confirm a specific parcel's jurisdiction before writing an offer.

Is Sterling Hills a gated community like Leisure Village?

No. Unlike Leisure Village, Sterling Hills' own homeowners association site makes no claim of gates, guards, or controlled access, despite some listing sites describing it that way. It's a public-play golf course community (course opened 1999) in unincorporated Ventura County adjacent to the city.
