Leisure Village is a deed-restricted, age-qualified community off Santa Rosa Road on the south side of Camarillo, governed by a single homeowners association, Leisure Village Association, Inc. The City Council approved the original development in 1972, and the community sits entirely inside Camarillo city limits. Spanning roughly 400 acres, it holds 2,136 single-story homes, most sharing a building in duplex, triplex, or quadplex form. Under California's Civil Code Section 51.3, Leisure Village is a legally designated senior citizen housing development: at least one resident of each unit must be 55 or older, with defined exceptions for a younger spouse, caregiver, or qualifying dependent. The Association describes itself as a gated community with round-the-clock security patrols; its main entrance is staffed 24/7, while two smaller gates keep published daytime hours. A five-member, resident-elected board oversees an 18-hole par-3 golf course, a pool, and more than 60 resident clubs, funded through assessments that also cover roofing and exterior painting.

Not at every entrance. The Main Gate on Leisure Village Drive is staffed 24/7, but the East Gate off Santa Rosa Road and the West Gate off Los Pueblos Drive operate on published hours, weekdays 6 a.m. to 7 p.m. and weekends 7 a.m. to 7 p.m.

Can someone under 55 live in Leisure Village?

Yes, under defined conditions set by the community's governing documents and California's senior-housing law. A spouse, cohabitant, or caregiver providing primary support to a qualifying resident may live there at 45 or older, and a disabled or terminally ill child or grandchild may also qualify, subject to board review. Guests of any age may stay for extended periods each year, though the association's own documents differ on the exact day limit.

An additional monthly fee of $20 per person applies for each occupant beyond the first, up to a four-occupant cap.

Is there a golf course, and is it public?

Yes, an 18-hole, par-3 course, but it's owned and maintained by the Association as a common facility for residents, part of a recreation center that also includes a pool, fitness center, tennis and pickleball courts, and dedicated hobby rooms.

Is Leisure Village inside the City of Camarillo, or unincorporated Ventura County?

City of Camarillo. The City's own GIS map places the entire development inside city limits, and the City Council approved the original 1972 development, later issuing a formal 50th-anniversary recognition to the community in 2023.
