Village at the Park is Camarillo's newest master-planned neighborhood, built out in phases since 2005 with a genuine mix of product: D.R. Horton's Brookshire condos launched first, priced from the $300,000s, followed nearly a decade later by the higher-priced Somerset single-family collection, from the mid-$700,000s, plus a 2019 ParkWest townhome phase and a commercial section still developing. The neighborhood sits in southeastern Camarillo between the 101 and Pleasant Valley Road, entirely within city limits, built around its own recreation and daily-needs anchor: Pleasant Valley Fields, a 55-acre sports park that opened in 2010, a YMCA that opened in 2006, and a village-commercial core built into the plan. Rancho Rosal Elementary sits inside the neighborhood boundary, though buying here doesn't automatically guarantee assignment there; Pleasant Valley School District's own map places the middle-school-age zone in Monte Vista, and high school assignment should be confirmed directly with Oxnard Union High School District given a recent boundary-adjustment process. Because build-out has continued in separate phases with separate builders for two decades, buyers should expect some ongoing nearby construction depending on vintage, and should verify both HOA dues and whether a Mello-Roos CFD applies to a specific address before writing an offer; Camarillo maintains at least one active citywide district, but whether it reaches into Village at the Park specifically was not confirmed.
