Thousand Oaks buyers are choosing between genuinely different housing eras and lot types packed into one city. Flatter 1960s-70s tract neighborhoods fill the valley floor near downtown; the surrounding hills hold large-lot equestrian parcels, 20+ acres in places, that the Janss Corporation carved from former ranchland starting in the late 1950s; and golf-course country-club neighborhoods around North Ranch Country Club and Sunset Hills Country Club followed in the 1970s. Schools run through Conejo Valley Unified, whose three comprehensive high schools (Thousand Oaks, Westlake, and Newbury Park) don't map cleanly to city or community names: North Ranch is marketed almost everywhere as Westlake Village but has sat inside Thousand Oaks since a 1968-72 annexation, and which high school it feeds needs a boundary check, not an assumption. Lake Sherwood and Hidden Valley, both unincorporated, sit just outside the city. Moving to Thousand Oaks

Thousand Oaks was built out in layers rather than all at once, and that history still shows up in how much lot size and setback can vary within a few miles. Janss Corporation tract construction filled the valley floor near downtown and the 101/23 corridor through the 1960s and '70s; in the surrounding hills, the same company subdivided former ranchland into 20-plus-acre equestrian parcels rather than standard tract lots, the origin of large-lot horse-property neighborhoods like Lynn Ranch. Golf-course country-club development at North Ranch and Sunset Hills followed through the 1970s, and master-planned building continued into the 1980s and 2000s at the city's edges. The general law city that grew up around this patchwork runs a council/manager government and contracts for police service through the Ventura County Sheriff's Office rather than operating its own department, worth knowing since day-to-day services trace back to the county rather than a city police force.

The city also sits near the footprint of the November 2018 Woolsey Fire, which burned nearly 97,000 acres and crossed the 101 freeway into the Santa Monica Mountains, reaching parts of Thousand Oaks. Besides the downtown redevelopment already underway, what cultural venue is already established in Thousand Oaks?

The Civic Arts Plaza already houses the Bank of America Performing Arts Center, a City-owned complex designed by architect Antoine Predock that opened in October 1994, well before the mixed-use redevelopment now planned for the surrounding site.
