Thousand Oaks, CA

Hidden Valley

Hidden Valley is a wide, working-ranch valley tucked into the Santa Monica Mountains of southeastern Ventura County, bordered by Lake Sherwood to the east, Newbury Park to the west and north, and federal parkland to the south. It sits outside the city limits of Thousand Oaks and outside the city's sphere of influence, governed instead by the county under a joint Lake Sherwood/Hidden Valley Area Plan that sets aside most of the valley's roughly 6,262 acres for open space, agriculture, and horse-ranch use rather than tract development. A single winding two-lane road, Potrero Road, carries traffic in from Newbury Park at one end and toward Westlake Village at the other; the valley's other route, Carlisle Road, stays closed to general through traffic except for emergency access gates. National Park Service trails reach the valley's southern edge from the adjoining Rancho Sierra Vista/Satwiwa unit, including a short overlook trail with views across the valley floor toward the surrounding ridgelines.

What defines it

The Housing Stock

Hidden Valley's housing stock is large-acreage equestrian ranch properties on individually held parcels rather than a single subdivision or HOA-governed tract—a different, more varied pattern than the platted developments typical of incorporated Thousand Oaks.

Frequently asked

Is Hidden Valley part of the City of Thousand Oaks?

No. Hidden Valley is unincorporated Ventura County land that sits outside both the city's limits and its sphere of influence, per the county's own boundary mapping current as of July 2023. It's commonly searched under Thousand Oaks because that's the nearest incorporated city, not because of any jurisdictional tie.

Is Hidden Valley a gated community?

Not as a whole. No community-wide gate or homeowners' association is on record for the valley. Forbes described one specific address on White Stallion Road as a gated enclave in its 2015 coverage of a Britney Spears purchase there, but that describes one property, not a confirmed community-wide gate.

How large are the lots in Hidden Valley?

The county's open-space zoning for the area runs from a 10-acre floor to 80-plus-acre minimums, with the 20-to-40-acre tier the largest single category. Confirm any specific parcel's recorded size and zoning with the Ventura County Assessor rather than relying on a general large-lot reputation.

What's the closest shopping and grocery store?

The Promenade at Westlake, an open-air center at 140 Promenade Way in Thousand Oaks, sits toward the Westlake Village end of Potrero Road, with tenants including Sephora, Barnes & Noble, and several restaurants, as of mid-July 2026. An Albertsons on South Reino Road anchors the nearer options toward Newbury Park.

Is there hiking access near Hidden Valley?

Yes. The National Park Service's Rancho Sierra Vista/Satwiwa unit, part of the Santa Monica Mountains National Recreation Area, borders the valley to the south and includes the Hidden Valley Overlook Trail, about 0.9 miles, reaching a viewpoint over the valley floor.

Has Hidden Valley had well-known residents?

Yes. Actor Tom Selleck owned a ranch there as of 2015, confirmed through contemporaneous news coverage of a water-district lawsuit he settled that year for $21,685.55. Britney Spears purchased a roughly 20-acre property on White Stallion Road in October 2015 for $7.4 million, per Forbes' reporting at the time.
