Thousand Oaks, CA

Sunset Hills

Sunset Hills is a small residential enclave in northern Thousand Oaks, built around the private Sunset Hills Country Club along the Erbes Road corridor east of the SR-23 freeway. The club's 18-hole, par-71 course, designed by architect Ted Robinson, opened in 1966 and anchors a membership-by-invitation club offering nine lighted tennis courts, four lighted pickleball courts, a year-round heated pool, and two on-site dining rooms. The surrounding residential streets carry no active neighborhood-wide homeowners association; the City of Thousand Oaks' own records list the former Sunset Hills HOA as disbanded. Just off Erbes Road, a 410-acre Conejo Open Space Conservation Agency holding includes a well-known trail with valley and, on clear days, Pacific Ocean views. Two grocery-anchored centers, Vons-anchored Oakbrook Shopping Center and Gelson's-anchored Oakbrook Plaza, sit on the same Avenida de los Arboles corridor a short drive from the club.

What defines it

The Housing Stock

Sunset Hills' housing sits around a private country-club course built out beginning in 1966, with no active neighborhood HOA on record—a different governance pattern than the HOA-managed tracts common elsewhere in Thousand Oaks.

Frequently asked

Is Sunset Hills Country Club open to the public for golf?

No—membership works by invitation only, spanning tiers such as Club 23, Full Golf, Junior Executive Golf, Racquet Sports, and Social. The club doesn't post fee or dues figures anywhere on its own site, so anyone interested has to go through its Member Enrollment Director directly.

Is Sunset Hills a gated community?

The club itself is invitation-only, but no source, including the club's own site, states that the club grounds or the surrounding residential streets are physically gated. Treat gated status as unconfirmed rather than fact when evaluating a property here.

Is there a homeowners association for Sunset Hills?

The City of Thousand Oaks' own GIS records list a Sunset Hills HOA as disbanded, confirmed in July 2026, so buyers shouldn't assume active HOA governance, dues, or architectural review rules apply to the neighborhood today.

What school district and schools serve Sunset Hills?

Conejo Valley Unified School District. A live query of the district's own 2026/2027 School Locator at the country club's address returns Weathersfield Elementary, Los Cerritos Middle School, and Thousand Oaks High School, while a point about 0.8 miles away, still inside the area commonly called Sunset Hills, returns Lang Ranch Elementary and Westlake High School instead. Confirm any specific address directly with the district before assuming an assignment.

Is there hiking access right from the neighborhood?

Yes. The Conejo Open Space Conservation Agency's Sunset Hills Open Space totals 410 acres, including a 238-acre parcel on Erbes Road with its own trailhead. The well-known Sunset Hills Trail runs roughly a 2.5-mile round trip with about 600 feet of elevation gain.

Where do Sunset Hills residents shop and go out to eat?

There's no retail inside the neighborhood, but the club has two members-only dining rooms, and two separate shopping centers, Vons-anchored Oakbrook Shopping Center and Gelson's-anchored Oakbrook Plaza, sit on the Avenida de los Arboles and Erbes Road corridor nearby.
