Simi Valley, CA

Big Sky

At the far north end of Erringer Road, where Simi Valley's street grid gives way to hillside terrain, sits Big Sky, a subdivision of roughly 771 residences developed under the city's Whiteface Specific Plan. Shea Homes, D.R. Horton, and Standard Pacific Homes built it out starting in 2003. No gate secures the community—the Big Sky Association, incorporated as a California nonprofit that same year, maintains design guidelines and contracts a security patrol running Thursday through Sunday evenings instead. Development here prompted Ventura County to build Fire Station 47 specifically on Erringer Road. At the community's edge, RSRPD-operated Big Sky Park adds four lighted softball diamonds, a basketball court, a playground, and an adjacent dog park, and the roughly 3.5-mile Big Sky Trail starts directly across the street. CAL FIRE maps the whole community under a Very High fire hazard severity zone, and a recorded, currently inactive oil-drilling disclosure runs with some of the lots.

What defines it

The Housing Stock

Big Sky's housing was built out under a single 2003 development plan by three separate builders rather than one uniform builder era—confirm which builder and phase apply to a specific address before comparing homes.

Frequently asked

Is Big Sky the same place as the Big Sky Ranch movie ranch?

No. They're two distinct places roughly 2 miles apart. The residential Big Sky neighborhood is off Erringer Road and Lost Canyons Drive, while Big Sky Movie Ranch is a separate, still-operating film production ranch in Tapo Canyon.

Is Big Sky a gated community?

Not confirmed. The homeowners association's own current site shows no gate or guard language and instead describes a contracted weekend security patrol service. The recorded governing documents reserve an option for future access gates but state there are no assurances any will be installed.

What school district and schools serve Big Sky?

Simi Valley Unified School District. A geometric check of the district's current official boundary maps places sampled points within Big Sky in the Atherwood Elementary, Hillside Middle School, and Simi Valley High School attendance areas, matching the homeowners association's own site, though a specific street should still be checked directly with the district.

Is Big Sky in a high fire-risk area?

Yes, per CAL FIRE's own Fire Hazard Severity Zone mapping, the neighborhood sits in a Very High hazard classification Local Responsibility Area zone; the homeowners association's own site confirms the community participates in the county's Fire Hazard Reduction Program.

Are there parks and trails right in the neighborhood?

Yes. Big Sky Park, at 2251 Lost Canyons Drive, is an RSRPD-operated public park with softball diamonds, a basketball court, a playground, and an adjacent dog park, sitting at the edge of the community. The roughly 3.5-mile Big Sky Trail is accessible directly across the street.

How far is Big Sky from grocery stores and restaurants?

The nearest grocery, a Vons on East Cochran Street, and a small retail plaza with quick-service dining sit at the base of the hill along the Cochran Street and Erringer Road corridor. A July 2026 check found all of them still open.
