Santa Barbara, CA

West Beach

West Beach's housing runs mostly to condos and apartments rather than single-family homes. Spanish-style motels line the ocean frontage under HRC-1 zoning, giving way to R-4 multi-family buildings set back from Cabrillo Boulevard, with density reaching up to 27 units per acre in spots and a small commercial strip along Montecito Street. No neighborhood-wide HOA governs the area, though individual condo buildings may carry their own association rules. The neighborhood covers 183 acres and 619 dwelling units, entirely inside the coastal zone, with Santa Barbara City College's campus taking up close to half the land on the southwest side. Public schools run through Santa Barbara Unified: most addresses feed McKinley Elementary, then La Cumbre Junior High, then Santa Barbara Senior High, a different high school than some listing sites report. Short-term rental rules remain unsettled as of mid-2026, the city's draft ordinance names West Beach as a likely eligible coastal-zone area, but nothing is adopted yet, so buyers weighing rental income should confirm current status with the city directly. West Beach public beach, 7.44 acres between Stearns Wharf and the harbor, does not allow dogs on the sand. Santa Barbara Harbor runs along the southeast edge with 1,139 boat slips and a working fishing fleet, and Ambassador Park, on the historic Burton Mound site once home to the Chumash village of Syuxtun, is now under a city-led redesign with Chumash community representatives.

What defines it

The Housing Stock

West Beach's housing stock reflects its zoning pattern rather than a single-family footprint, motel- and hotel-zoned parcels (HRC-1) line the ocean frontage, giving way to multi-family residential blocks (R-4) set back from Cabrillo Boulevard, with retail clustered along Montecito Street rounding out the mix.

Frequently asked

Where exactly does the West Beach neighborhood begin and end?

The City of Santa Barbara's General Plan pins the neighborhood's edges precisely: the ocean side runs along Cabrillo Boulevard and Shoreline Drive, the inland edge follows Santa Barbara City College's own property line, one side tracks Highway 101 past Montecito Street and Castillo Street, and the far side closes near Yanonali Street, Chapala Street, and Kimberly Avenue. Every acre sits inside the city's coastal zone.

What kind of housing is found in West Beach?

The neighborhood's zoning splits between HRC-1 hotel-and-motel parcels along the ocean frontage and R-4 multi-family residential blocks set back from Cabrillo Boulevard, with a small neighborhood-commercial strip along Montecito Street. There is no single-family residential pattern comparable to Santa Barbara's inland neighborhoods.

What is the history behind Ambassador Park?

Ambassador Park occupies Burton Mound, once home to the Chumash village of Syuxtun, first encountered by the Spanish explorer Cabrillo in 1542. A resort hotel later stood on the mound in the early 1900s until a fire destroyed it, after which the land became city property in 1924. The city is now working with Chumash community representatives together with the California State Coastal Conservancy on a full park redesign, following a Conceptual Design Report finished in December 2023.

Can West Beach residents swim at a public pool nearby?

The city runs Los Baños del Mar as a year-round pool at 401 Shoreline Drive, 50 meters long and heated to 80 degrees. SBCC's aquatics program uses the pool alongside Santa Barbara Masters Swimming and the Santa Barbara Swim Club.

How large is the harbor that borders West Beach?

Santa Barbara Harbor runs along West Beach's southeast edge with 1,139 boat slips, about 1,100 of them under monthly berths and its waitlist closed to new applicants. A lottery process allocates the harbor's commercial fishing permits.

What school district and schools serve West Beach?

Santa Barbara Unified is the district covering West Beach. Its own street-by-street boundary document assigns most of the neighborhood's addresses to McKinley Elementary, then La Cumbre Junior High, then Santa Barbara Senior High, a different high school than the San Marcos assignment some real-estate sites report. A narrow slice of odd-numbered Castillo Street addresses falls outside this confirmed pattern, so buyers should verify a specific address directly with the district.

Can I bring my dog to West Beach?

No. The city's own posted policy for West Beach lists the sand as off-limits to dogs.
