Ventura Keys

Ventura Keys sits in the southern stretch of the city, its interior threaded with man-made saltwater channels that connect through a linking passage into Ventura Harbor and, beyond that, the open Pacific. The tract took shape starting in 1964, when developer John Klug platted the waterways and began selling home sites built around private, canal-side boat docks; roughly three hundred of the resulting houses back directly onto the water, while several hundred more sit on inland blocks that share the same streets without dock access. Close to eight hundred Mexican fan palms, now towering well past their planting height, line the tract's roads and give the streetscape its signature look. A resident-run association, active since the community's founding, oversees two small waterfront gathering spots used for gathering and launching paddle craft, plus an annual summer cookout — but it is the City of Ventura's public works department, not the association, that holds the government lease and does the actual work of keeping the channels dredged to a usable depth, with the Ventura Port District sharing responsibility for the shorter connector that ties the tract into the harbor. Marina Park, with its community sailing center and beach, sits just beyond the neighborhood's edge, and the harbor itself is the departure point for boats and ferries bound for Channel Islands National Park.

What defines it

The Housing Stock

Housing in the Keys splits between roughly 300 waterfront parcels with private canal-side docks and several hundred inland lots without direct water access — pull current pricing from live listings rather than any published range.

Frequently asked

Who is responsible for keeping the Ventura Keys channels navigable?

The City of Ventura's public works department holds the operating lease that authorizes maintenance dredging of the tract's interior channels — it is the governmental party responsible, not the homeowners association. The Ventura Port District shares responsibility for the shorter connector channel that ties the Keys into Ventura Harbor.

Do homes in the Keys come with private boat docks?

Homes on the waterfront side of the tract were built around private canal-side docks, while the neighborhood's inland homes sit on the same streets without direct water access. Who covers the cost of dock or seawall repairs — the owner or the association — isn't settled by any public record; a buyer's agent should pull the CC&Rs for the specific parcel and raise the question with the neighborhood's homeowners group before closing.

How was Ventura Keys originally developed?

The tract was platted starting in 1964 by developer John Klug, yielding roughly 300 waterfront homes and several hundred inland homes on the surrounding streets. The same year, residents formed the neighborhood association that still runs today; the nearly 800 Mexican fan palms that now line the streets were planted throughout the tract as it developed.

What amenities does the neighborhood offer directly?

The resident association maintains two small waterfront gathering areas within the tract, used for community gatherings, launching paddle craft, and an annual summer cookout. Marina Park, a City-owned beachfront park with a community sailing center, sits just beyond the neighborhood at the water's edge.

Does the neighborhood carry any coastal hazard designation?

State tsunami-hazard mapping covers the Ventura County coastline broadly, and independent news reporting from March 2025 named Ventura Keys, along with an adjoining mobile home community and an Oxnard neighborhood, as falling within the mapped hazard boundary. Confirm exposure for an individual parcel through California's own address-lookup mapping resource; a citywide label doesn't tell you where a given lot sits within it.

What schools serve Ventura Keys?

Ventura Unified School District, which runs 27 schools in total, covers this part of the city. Pierpont Elementary is the campus most often named for this waterfront pocket in local listings, but no official attendance-boundary map confirming that a Keys address is assigned there was located — confirm placement with the district directly for any specific property.

Can I reach Channel Islands National Park by boat from a Keys dock?

Yes — owners can depart a private dock, run the connecting channel into Ventura Harbor, and head out to open water toward the islands, subject to the National Park Service's standard boating and landing rules (a permit is required to land on the western majority of Santa Cruz Island). A public ferry operator also runs scheduled island trips from the harbor for anyone without a private boat.
