Montecito, CA

Ennisbrook

Ennisbrook is a guard-gated enclave of large single-family homes on multi-acre parcels, generally Spanish and Mediterranean in style, set on gently rolling wooded valley floor and lower-foothill terrain along San Ysidro Creek, a different setting from Montecito's beachfront tracts and its upper-hillside estate areas. Santa Barbara County approved a 63-home subdivision here in 1988, conditioned on setting aside 44 creekside acres as the San Ysidro Oak Woodland preserve; the Land Trust for Santa Barbara County accepted the conservation easement in 1989, expanded it in 1997, and the preserve opened to public hikers in 1990. Homeowners share upkeep of that preserve with the Land Trust through the Ennisbrook Owners Association, established in 1984. Reaching the community means turning off Sheffield Drive onto San Leandro Lane, near the Highway 101 exit for Sheffield Drive and Ortega Ridge Road. School-district assignment here isn't settled by either district's own boundary materials: Montecito Union's stated envelope appears to cover the area geographically, but the district doesn't name Ennisbrook specifically, and neighboring Cold Spring School District hasn't confirmed or excluded it either, so buyers should verify directly with the district or the county assessor before assuming an assignment. The land was once Rancho San Leandro, an 1845 Mexican-era land grant to Nemecio Dominguez; later owners built the two hand-cut sandstone footbridges that still stand on the property, and Toronto businessman Herbert C. Cox gave the property the Ennisbrook name in 1916.

What defines it

The Housing Stock

Ennisbrook's value proposition centers on guarded privacy and direct border access to a protected oak-and-creek preserve carved out when the county greenlit the 1988 subdivision, a physical setting apart from Montecito's coastal tracts and hillside estate zones. Current listings are the guide to specific pricing here.

Frequently asked

Can visitors get into Ennisbrook?

No, the gated residential streets are private. The neighboring San Ysidro Oak Woodland, a 44-acre preserve set aside when the county approved the 1988 subdivision, welcomes visitors year-round between dawn and dusk, with a trailhead reachable from San Leandro Lane.

Where did the Ennisbrook name come from?

The land was once part of Rancho San Leandro, granted to Nemecio Dominguez in 1845. It changed hands several times before Toronto businessman Herbert C. Cox acquired it in 1916 and gave it the Ennisbrook name.

Did Ennisbrook have a polo history?

Yes. After Elmer J. Boeseke Jr. acquired the property in 1926, the Santa Barbara Polo Club competed on fields there, with organized matches tapering off by the early 1930s as broader interest cooled.

What impact did the 2018 debris flow have on Ennisbrook?

Ennisbrook's own 44-acre preserve sustained significant damage in the flow, requiring a rebuilding effort in mid-2018 that involved the California Conservation Corps, Cal Fire, FEMA, and the homeowners association. Whether homes inside the gated section itself suffered comparable damage isn't on the public record, so don't assume it either way.

Is the old adobe near San Leandro Lane fact or folklore?

It's real rather than legend. Long-established local newspapers have documented a Dominguez-period adobe still standing close to San Leandro Lane. Its precise construction date isn't settled, accounts differ by a decade, so the safest description is that it likely dates to sometime between the 1830s and 1840s.

Which school district covers Ennisbrook?

That isn't settled by either district's own materials. Montecito Union's published boundary covers a broad area running from the mountains to the coast and from Ortega Ridge Road to the Butterfly/Riven Rock/Hot Springs corridor, but the district doesn't call out Ennisbrook, its access road, or San Leandro Lane by name. Prospective buyers should verify the parcel assignment directly with the district or the county assessor.

Is there hiking nearby beyond the preserve trail?

Yes. Beyond the on-site loop through the oak woodland preserve, the surrounding area connects to the San Ysidro Trail, which climbs toward East Camino Cielo, and to Buena Vista Trail; both belong to the wider Montecito trail system rather than being exclusive to the neighborhood.

Schools Serving Ennisbrook

Montecito Union or Cold Spring elementary districts (TK-6), then Santa Barbara Unified (7-12).

Two single-school TK-6 districts serve parts of Montecito, and neither district boundary source confirms which one covers Ennisbrook parcels, so treat the elementary assignment as unconfirmed for any specific address. Montecito has no local public school district for grades 7-12, so those grades are zoned into Santa Barbara Unified, which publishes a street-address attendance lookup. District boundary pages flag edge-area variation, so confirm any specific address with the district office or the Santa Barbara County Assessor before relying on an assignment.
