Covering roughly 1.7 square miles in the Simi Hills, the city lies between Calabasas and Woodland Hills just north of the 101 freeway, and it's one of five member jurisdictions in the Las Virgenes-Malibu COG. Residential zoning requires a one-acre minimum lot on most parcels, dropping to 20,000 square feet on a handful of R-1 lots, not the two-acre rule often quoted in outside listings. Outside of a single real estate office, the municipality has no retail or dining of its own. Public education runs through Las Virgenes Unified, with Round Meadow Elementary standing as the sole campus located within city boundaries.

Is Hidden Hills part of Calabasas, or its own city?

Hidden Hills incorporated on October 19, 1961, becoming the 73rd city to do so in Los Angeles County, and it runs as a separate, self-governing municipality. City hall and the community association function independently of one another: municipal staff issue permits and arrange sheriff and fire service through the county, while the association's own board runs gate operations, internal roadways, and architectural review behind the gates. The two bodies coordinate but remain legally distinct organizations, and Hidden Hills is not part of neighboring Calabasas.

What's the actual minimum lot size for property in Hidden Hills?

Smaller than the two-acre figure that circulates in outside real estate write-ups. Per the municipal 2021-2029 Housing Element, the R-A-S, along with R-A-S-2, zoning categories, which cover the bulk of residential land, carry a one-acre floor, while a narrow R-1 category, confined to five parcels citywide, drops to 20,000 square feet. There's no jurisdiction-wide two-acre rule on the books.

Can visitors drive or walk through Hidden Hills to see the neighborhood?

No. The community association's own governing rules state the enclave 'is not a public thoroughfare'. Anyone admitted must proceed directly to the address of whichever resident let them in, cannot enter through one gate and leave by another, and may not simply tour the streets. An exception permits a cleared guest to ride a horse once they've reached their host's address.

Which school district covers Hidden Hills, and does the city have its own school?

Las Virgenes Unified handles education for Hidden Hills, alongside Agoura Hills, Calabasas, and the county pocket of Westlake Village. Round Meadow Elementary, on Round Meadow Road, is the only campus sitting inside city boundaries. Hidden Hills itself has no middle or high campus of its own. Students continue on to Agoura High or Calabasas High, both located in the cities their names reference.

Does Hidden Hills have any stores or restaurants?

Barely. Beyond a single real-estate brokerage office, the Housing Element documents no commercial services operating inside city limits. Residents rely on nearby Calabasas for day-to-day retail and restaurants.

How many homes and residents does Hidden Hills have?

City hall's own count puts it at roughly 648 home sites and 1,725 residents, while the community association's figures for its jurisdiction run to 658 home sites, a small, unresolved gap between the two organizations' own tallies. A county-level roster separately lists population at 1,730. Treat these as close approximations rather than one settled number.

Does Hidden Hills allow horses, and what equestrian facilities exist?

Yes. The community association describes its own mission around a residential equestrian lifestyle, and its common-area inventory includes about 25 miles of horse trails plus three riding arenas, on top of tennis and pickleball courts, a pool, and a clubhouse. A specific numeric cap on horses per property does not appear in the rules documents reviewed.
