Housing here is a genuine mix, not a single product: early bungalows and Craftsman-style cottages define the small-scale residential character closest to the water, alongside condominium and apartment buildings and the land-lease Silver Sands Mobile Home Park. None of it is gated or HOA-governed; the area's well-known gated enclaves, Sandyland Cove and Rincon Point, sit in unincorporated county land outside city limits, not downtown. The corridor's defining trade-off is train noise: the Union Pacific line runs along the district's southern edge, and the city's own noise modeling counts more than a dozen trains a day producing audible horn noise for roughly a city block around the Linden Avenue crossing. Set against that, downtown is genuinely walkable, with an Amtrak Pacific Surfliner stop a few blocks from the shops and the sand, and Linden Square, its newest addition, opened in 2025 on a block that changed hands for the first time in 128 years.
